New Booking (Primary dan Secondary)
Customers can apply for Livin' KPR online in a quick and easy manner, which is divided into two stages, namely:
- New Booking Primary (New Property): KPR facilities provided to finance the purchase of residential houses, shophouses, or apartments from developers, both those partnering and non-partnering with the Bank.
- NNew Booking Secondary (Resale Property): KPR facilities provided to finance the purchase of residential houses, shophouses, or apartments from individuals or property brokers.

Refinancing A KPR facility provided using residential houses, shophouses, or apartments as collateral

Top Up An additional credit limit provided to existing Mandiri KPR customers, available with either the same remaining tenure or an extended loan period

Take Over The transfer of a KPR from another bank, financial institution, or finance company, using residential houses, shophouses, or apartments as collateral. The maximum credit limit is determined by either the current outstanding balance from the original institution or a new limit calculated by Bank Mandiri (which may include the previous outstanding balance plus an additional limit, if applicable).

Can I apply for a KPR through Livin’ using Joint Income?
KPR applications through the Livin’ by Mandiri app can be processed using Joint Income. Following the application, customers will receive personalized assistance from a Bank Mandiri representative throughout the process.
What are the Required Documents for a KPR Application via Livin’ by Mandiri?
Required Documents for KPR Application via Livin’ by Mandiri as follows:
- Spouse’s ID Card (e-KTP) – if married
- House Booking Form/SPR: (For New Booking Primary applications, this is optional and may be submitted after the initial Livin’ KPR application has been completed by the Customer)
Other documents to be prepared after credit approval include:
a. Personal Documents:
- Applicant’s ID Card (e-KTP): The primary borrower's identity card.
- Spouse’s ID Card (e-KTP): Required if married.
- NPWP: Taxpayer Identification Number.
- Family Card (Kartu Keluarga): To verify household composition.
- Marriage Certificate/Divorce Decree: Required if married or divorced.
b. Income Documents: Payslips/Bank Statements/Transaction History for the last 3 months/Other Income Documents
c. Collateral Documents:
- House Booking Form (SPR), for New Booking – Primary
- Property Certificate (Copy of SHM/SHGB/SHMSRS)
- Building Permit (IMB/PBG)
- Land and Building Tax (PBB), latest tax receipt
How is the Processing Branch for KPR Applications Determined?
KPR applications will be processed at the Bank Mandiri Consumer Loan Area, which is determined based on the customer's preference selected in the 'Processing Branch' (Cabang Pemroses) field while completing the KPR application form.
What is a Maximum Limit Offer?
The Maximum Limit Offer is the credit limit available to customers after completing the "Screening Form" in Livin’ KPR.
- This limit can be used by customers as a price reference for the property they intend to purchase
- The displayed limit is not a final limit, as the calculation is based on the best interest rates and tenors available to the customer.
- Applications exceeding the Maximum Limit are still possible, subject to additional verification.
- The final limit is subject to change based on the appraised value of the purchased collateral and other credit calculations.
What is the KPR Application Procedure in Livin’?
- Customers click the 'Start KPR Application' button on the Livin’ KPR page. They will then need to fill out the 'Screening Form' by completing the required data:
- Select loan type
- Employment details
- Marital status
- For married customers without a separate property agreement, an e-KTP of the spouse must be provided via upload.
- The system will automatically fill in the NIK, name, place and date of birth, and the spouse's address.
- Number of Dependents
The customer then selects the 'Submit' button to proceed.
- Subsequently, the customer will be presented with the 'Maximum Limit Offer' details via Livin’ by Mandiri.
- Upon a successful screening result, the customer shall complete the KPR application form as follows:
- Credit Application Information
- Application Details;
- Domicile Information;
- Employment Information;
- The customer selects the 'Submit Application Data' button in order to proceed to the next stage of the KPR application.
- Subsequently, the Bank will proceed with the verification of the KPR application.
- If the customer has uploaded the required collateral documentation, the Bank will proceed with the immediate verification of the KPR application.
- In the event that the collateral documents have not been uploaded, the Bank will get in touch with the customer to finalize the documents through channels outside the Livin’ by Mandiri application.
- The customer will be notified of the KPR approval or rejection status via Livin’ by Mandiri.
- Upon approval of the KPR application, the customer will be contacted by a Bank Mandiri officer to finalize the information regarding the credit contract or the signing of the Credit Agreement.
How can I monitor the progress of my KPR application status via Livin’ by Mandiri?
Customers will be notified that their KPR application has been successfully submitted and can track its progress through the Inbox in Livin’ by Mandiri or the Status Menu on the Livin’ KPR page.
What is the next step after receiving KPR approval in Livin'?
Once customers receive their KPR approval—which can be accessed via Livin’ by Mandiri—they will be contacted to the mobile number registered on Livin' by Mandiri by a bank representative, and the KPR process will be assisted by the Consumer Loan Area team.
